PGT Window Replacement: The Los Angeles Owner’s Guide
If you have a PGT window with a failed part, we stock and install PGT-compatible replacement components across Los Angeles for a typical installed price range of $180 to $850 per window, depending on the part and the series. You usually know something failed because the window stops doing its one job quietly: a crank that spins without moving the sash, a lock that won’t catch, a weep hole that’s become a highway for water stains down your drywall.

Which PGT Models This Applies To
PGT builds three main residential window lines you’ll find throughout Los Angeles homes: the WinGuard impact-rated series (common in hillside and canyon areas for wind-borne debris protection), the Spectrum vinyl series (a workhorse in newer builds and flips), and the older Architectural aluminum series still running on mid-century and 1980s homes from Silver Lake to Woodland Hills. Most replacement parts are series-specific, not universal, and the hinge or roller that fits a WinGuard 7000 often will not seat properly in a Spectrum single-hung.
The fastest way to identify what you need is the PGT label etched into the glass corner or on the frame spacer. On OEM versus aftermarket: PGT OEM parts are made to the exact extrusion dimensions and carry the factory weather seal profile. They’re the right call for impact-rated WinGuard windows where the part is part of the structural load path. For Spectrum and Architectural windows, we stock aftermarket balances, locks, and rollers from suppliers we’ve vetted across hundreds of LA installs. They cost roughly 20 to 30 percent less than OEM and often arrive faster. If the cheaper part makes sense, we’ll tell you. If it doesn’t, we’ll tell you that too.
Signs Your PGT Window Replacement Is Failing
- Sash won’t stay up or is hard to lift. The spiral balance or block-and-tackle balance inside the frame has lost tension or snapped. In Los Angeles, sustained UV exposure degrades the nylon components inside balances faster than the metal parts, especially on west-facing walls in Mar Vista and Culver City.
- Crank turns but the window doesn’t move. The crank operator gear teeth have stripped, or the connecting arm has come out of the sash track. This is common on WinGuard casements where owners force a partially-seized vent closed against salt air and grime.
- Lock won’t throw, or throws with force. Alignment has shifted. On PGT sliding windows, the roller assemblies wear unevenly and the sash drops a few millimeters; the keeper and lock bolt no longer line up. If you have to body-check the window to lock it, that’s the part failing, not a “character quirk.”
- Water or visible daylight at the bottom corner. A cracked or compressed weep gasket, or a worn pile weatherstrip. Water doesn’t always wait for rain; coastal fog condensing on the frame is enough to leave a rust line on the interior track.
- Glass fogged between the panes. The insulated glass unit (IGU) seal has failed. You can’t fix the seal; the IGU gets replaced. On Windows, PGT’s WinGuard laminated IGUs are especially durable, but after 15 to 20 years of Los Angeles temperature swings, the sealant can fail just like any other brand.

DIY or Call Us?
Some things are safe to check. You can clean the tracks, lubricate the rollers with a dry silicone spray, or snap a photo of the label so we know exactly what you have. You can also remove the sash on most single-hungs by tilting it in, but watch the weight, especially on WinGuard-laminated sashes, which are heavier than standard glass and will test your grip faster than you expect.
What we’d tell you not to do: don’t try to replace a spiral balance under tension by yourself. Those springs store enough energy to take a chunk out of a thumb. Don’t hand-carry an IGU up three flights of stairs in Echo Park and expect the seal to survive the landing. And don’t force a lock that won’t throw; you’ll bend the keeper and turn a $120 job into a $400 frame repair. Balances and rollers typically last 10 to 15 years in Los Angeles, while locks and cranks last 15 to 20 years depending on coastal salt air and how hard the window faces the afternoon sun. Rollers and balances are not repairable in a way that lasts, so we replace them. Locks and crank operators can sometimes be brought back with cleaning and lubrication, but if the gear teeth are stripped or the roller bearing is seized, replacement is cheaper than the labor to rebuild. We’ll tell you which is which before quoting anything.
A single balance, lock, or roller swap takes 45 minutes to an hour. An IGU replacement takes about two hours, including glazing and seal trim. You’ll get live arrival time tracking and before-and-after photos, and we leave the sill and track cleaner than we found them.
